The Slow But Steady Rise of Interest Rates

As we enter the last week of March in 2012, don’t be alarmed by the uptick of rates, according to CEO of Long & Foster, Jeff Detwiler. In a recent article her wrote on March 21, he mentions that the upward moving rates are indicative of a recovering economy and housing market. The Mortgage Bankers Association forecast that by the end of 2013 rates will be around 4.9%, which is still extremely low compared to the rates of prior decades. So, how much does a .9% increase in rates make on your monthly mortgage payment? Well on a 300K house at 4% your payment would be $1432, and at 4.9% it would be $1592. That is a $160 difference that some buyers simply can’t afford. So, buyers, don’t delay if buying a home is in your near future!

It was good to show single family homes in Centeville, Virginia today. Prices ranged from 439,000 to 569,000 without a lot of discrepancy in square footage. When you buy a home, please keep in mind resale! Busy streets, awkward floor plans and steep sloped yards do play a part in how quickly a home will sell and for the final sales price. The best home of the day was “user friendly.” Meaning, the kids could play in a fenced back yard, they could be seen by multiple rooms in the house, and there was enough space for everyone to enjoy some elbow room! Today proved that homes don’t have to be the most updated, but they must indeed be the most easy to live in to score a potential contract.
